REQUIREMENTS AND PREFERENCE
Applicants who currently live or work in Menlo Park will be given preference. All adult household members must pass credit and background checks and meet the minimum and maximum income requirements. Applicants must agree to participate in initial gross household income certification and annual recertification by HIP Housing as a condition of continued tenancy. There is a maximum occupancy of three people in the one-bedroom units.
ABOUT THE PROPERTY
The property, called The Patrician, is divided into two buildings, each with 7 apartments. The property has been meticulously maintained and updated and consists of 12 one-bedroom and 2 two-bedroom units ranging in size from 650 to 850 square feet, each with one garage space and locked storage. The two-bedroom units also have one outside parking space. Apartment interiors have been remodeled with new finishes, dual pane windows, updated kitchens, and most with hardwood flooring. Each building has one coin-operated washer and dryer for tenant use. Several of the ground floor units have patios. There is also a shared picnic area and barbecue grill for tenant use. We do not allow pets (except for registered service or assistance animals) or smoking on the property.
LOCATION
The Patrician is ideally located north of Highway 101 and is close to shopping, restaurants, transportation, and major employers like Facebook, SRI International, and Google. 6-8 Coleman Place has convenient access to major employers, shopping, dining, and entertainment with access to transportation and major roads. Within ½ mile are Willow Oaks Park, Willow Road and Coleman Avenue bus stops, a preschool, El Rancho Grocery, La Hacienda Market, KIPP Valiant Community Prep (a public charter elementary and middle school), Silicon Valley International (an IB K-12 school), Stanford Health Care Menlo Medical Clinic, and the Menlo Park VA complex. Downtown Menlo Park and the transit station are two miles away.
PROPERTY OWNERSHIP AND MANAGEMENT
The Patrician was purchased in 2021 by HIP Housing Development Corp. and managed by HIP Housing Affordable Ventures, located in Redwood City. HIP Housing has been providing affordable housing solutions in San Mateo County since 1972. Annually, we house 1,400 low-income people in a variety of social service and property programs. We currently own 18 properties throughout San Mateo County and are one of only three registered Community Housing Development Organizations (CHDO) in the County.

Interest list applicants will be entered into a lottery for each vacant apartment when it becomes available. If you are selected in the lottery, you will receive an invitation to tour the apartment and submit an application. We anticipate one 2-bedroom apartment and five 1-bedroom apartments to be available for rent beginning in May 2021.
