HIP Housing launches compliance services for affordable units in market-rate developments

December 2021

HIP Housing’s property management team, HIP Housing Affordable Ventures (HHAV), recently launched Below Market Rate and Inclusionary Housing Compliance Services to serve property owners and developers required to include below-market-rate units (BMR) in their developments. HHAV provides income certification of new tenants, annual recertifications, and reporting to governing jurisdictions. The program serves developments with income restrictions from extremely low to moderate-income.

If property owners need assistance finding qualified tenants, or the city in which the development is located does not have their own affordable housing waitlist, HHAV maintains a county-wide interest list of potential tenants.

As a nonprofit, HHAV offers competitive rates for BMR/Inclusionary Compliance Services and assures owners and cities that their BMR housing programs are in compliance with local regulations and development agreements. The program’s fee structure includes a set-up fee, move-in fees, and monthly or quarterly compliance fees based on the number of units, with no minimum number of units required.

HHAV currently manages compliance for over 400 affordable housing units in San Mateo County. To learn more about BMR/Inclusionary Housing Compliance services, contact Steven McDonald at (650) 348-6820 or email SMcdonald@HIPhousing.org.
